Make an open house worth your Sunday
Bring your pre-approval
If you walk into the right house, you want to be able to write that afternoon. In this market the buyer who can move immediately usually wins.
Look past the staging
Check the age of the roof and the AC, look at the electrical panel, open the cabinet under every sink, and take a photo of the water heater's date sticker.
Ask about the association
Monthly dues, reserve funding, any special assessment voted or pending, rental restrictions, and whether the building has completed its milestone inspection.
Say who you are working with
The agent hosting an open house represents the seller. Mentioning that you already have representation keeps that clear from the start.
Go back at a different hour
Drive the street on a weekday evening. Traffic noise, parking and how the light falls are all different from a Sunday at noon.
Pull the flood zone
Before you get attached, check the flood zone and get a preliminary insurance quote. It can move the monthly cost by hundreds of dollars.
